• Legal Description: Beginning on a steel post at the creek, corner to Donnie Waddell and in line of Mountain View Properties, Inc.; thence eastwardly along the road right-of-way and Mountain View Properties, Inc. line approximately 650 feet to a steel post corner; thence southwardly up the hill to a large (blazed) beech; thence on in the direction to the top of the hill and fence in the line of Tyler Seal; thence westwardly with the fence and Tyler Seal line approximately 550 feet to a black oak; corner of Donnie Waddell, thence N 27 deg 15 min W with Waddell line 450 feet to the Beginning.  Containing five (5) acres by estimation, but sold by the boundary and not by the acre. ALSO, conveyed herein is a thirty (30) foot right-of-way from the county road along the creek as the road now runs.  This being the southwest portion of the Party of the First Part's property.

• Electricity is public, street access and maintenance is public, sanitary sewer is individual septic.  The topography is at grade with sharp incline (wooded), the size is typical, the shape is rectangular, the view is limited and the drainage is visually adequate.  The tax records show that public water is available on Back Valley Road but it is not known if the subject property is connected to public water.  A 1987 Single Wide and a 22' x 42' Out Building are on the property but both are in poor condition and was not given any value towards this sale.

This is pursuant to a Final Order For Forfeiture As To Real Property Located At Jacobs Hollow Road Off Back Valley Road, Sneedville, Tennessee, Map 44, Parcel 37.04, Hancock County filed August 28, 2014.

Buyer agrees to pay for all closing costs (including what are customarily paid for by the Seller), all real estate taxes, judgments and any other encumbrances on this property. 

This property has a mobile home on it that does not convey with the land; however it will not be removed by the seller.  The buyer will agree to close the transaction without having the mobile home(s) removed from the property and agree to protect, defend, indemnify and hold harmless the U.S. Marshals Service, its successors and/or assigns, underwriters and/or agents from all claims, demands, actions, losses, proceedings, costs, liabilities, attorney fees and expenses of every kind of nature that may incur resulting from the closing of this transaction.
