Lonesome Dove Estates is located less than two miles from Bledsoe Texas, and less than one mile from New Mexico. Lonesome Dove Estates is a legally recorded subdivision and all lots have legally recorded access. All lots in the Lonesome Dove Estates are legally buildable, however there is no time limit for building. The lots are one acre in size, which is 43,560 square feet! That is about the size of five "big city" lots! Lonesome Dove Estates has frontage on State Highway 125. All lots in the subdivision have legally recorded access from State Highway 125! These lots are NOT like other lots you see being auctioned where the lots are simply split from a large parcel located out in the middle of nowhere, giving you no legal access or buildability.
As the crow flies Lonesome Dove Estates is about 1.8 miles from Bledsoe Texas, 18.5 miles from Morton Texas , 68 miles from Lubbock Texas , 130 miles from Amarillo Texas , 87 miles from Roswell New Mexico and 108 miles from Carlsbad New Mexico , home of the world famous Carlsbad Caverns. Lonesome Dove Estates is located in the Texas Panhandle, and is less than one mile from New Mexico. Consequently this is NOT desert land, this is a green fertile farm land with many different crops being grown in this area, including cotton, wheat and sorghum. Cochran County is a farming region and is a nice quiet place to live and raise a family. Crime in this area is almost unheard of, in fact in 2004 there were zero robberies, zero rapes and zero murders.
As I mentioned before these lots are immediately buildable, however there are no time limits for building, and you may camp or RV on your lot. I anticipate the 2009 property taxes to be less than $25.00 per year per lot. All lots will be conveyed via WARRANTY DEED. As a buyer a Warranty Deed is the best conveyance instrument obtainable, as it is a guarantee in writing that the property is being conveyed to you free of any liens. Also, many maps and GPS coordinates for your lot will be included in your closing package! Consequently, locating your lot will be extremely easy.

If you cannot abide by these terms please do not bid. There is NO buyers premium. There is a $999.00 closing fee which will be added to the winning bid. This fee is for the costs involved in finding, buying, legally subdividing, auctioning and conveying the property. The winning bid amount plus the $999.00 closing fee equals the total purchase price. Due to non-paying winners in previous auctions payment for this auction is expected within 48 hours of the close of this auction. You can pay for this property with your Visa, Master Card, Discover Card or American Express. If you choose to pay with your Credit Card you will be expected to click on the "Pay Now with your Credit Card" button below and submit your Credit Card information within 48 hours. You may also pay with a Personal Check, Cashiers Check or Money Order.
