EXTERIOR DESCRIPTION:
Green home with black trim and black decorative shutters located on large lot covered with thick grass. Tin roof needs repair and/or replacement as some tin panels are missing and/or loose allowing some water to leak in home. Soffits and eves are wooden open fascia needs some repair with replacement of few timber and painting. Exterior composition is wood panel over wood slat board needing repainting that is fixed upon a wood frame constructed home which is in fair condition however some boarding and slat boards needs replaced or reattached to wood frame. Raised wood foundation set a top concrete block is in good condition with some shifting noted inside home. Windows are aluminum frame in fair condition however most needs screens and some have windows broken. There is raised to house level wooden covered front porch with wood flooring in fair condition that needs some minor repair/finishing and painted. Rear of home has covered utility area with dirt ground flooring that needs repair to side wall and roofing to be restored which can be upgraded via pouring concrete slab for flooring with ease.
INTERIOR DESCRIPTION:
Home needs ceiling repair throughout most of home in addition to replacing insulation due to some water damage has preceded this assessment however home has nice layout with entrance foyer and large living room combo with good carpet and wood paneling on walls. Kitchen looks good with intact; wood cabinets, wiring for appliances, gas line for stove, and plumbed double basin stainless steel sink. Bedroom#1 located in rear has good ceiling, good wood flooring and walls, and just needs repaint. Bedroom#2 up front needs ceiling repair and repaint including new carpet or restore wood flooring. Bedroom#3 needs moderate repair with new drywall in sections, ceiling repair, and repainted. Bath has intact and plumbed tub/shower and toilet yet needs repair to cabinets and vanity; in addition to repaint or wallpaper installed along with new tile or linoleum for flooring. Laundry is in rear of home and has nice large space plumbed for washer and dryer that needs painted to finished; flooring and ceiling look good.
MECHANICALS:
Home has intact electrical system with grounded sockets, circuit breaker box and appears functional however was not tested. Plumbing looks intact mostly PVC in home and looks to have been reworked in recent upgrade. Home has gas ceramic heaters in some room providing heat and a wall unit ac noted in wall of bedroom#2. No duct work, HVACs or furnace noted while on site however on could be added with ease in attic.
