Exterior:

Eggshell white with blue accented window shutters; huge pond bordering near back yard; this double wide mobile home sits on very large lot. The landscaping in front has large bushes; trees; cactus; flowering plants; and this approx 2 acre lot is grassed. Roof is tin with tar patching on top; has issues with home; needs replacement; along with repair this issue has caused; damage to ceiling and flooring. Soffits and Eves: look good; aluminum; thin profile eve design with flat roof; extended soffits look straight and OK. Exterior composition is aluminum prefab siding over wood frame double wide mobile home; walls - interior wall look good/solid. Widows are aluminum; some with storm window; some with screens; few with broken/cracked glass. Mobile home has solidly laid foundation on concrete blocks and anchored to code. Front covered porch with screening in good shape; Rear porch is in fair condition; needs support and work. Mostly fenced around the whole lot; small section with neighbor for shard drive; no longer offered for use. Driveway has none; new owner needs to remove small section of fence to allow access to side of property; old access not available per owner of land next door. Has removed covered carport for three cars; and work shop to side; built with large poles very solid; no walls except shed and sand flooring.

Interior:

Family room is large almost great room feel; needs new carpet and flooring repair; small sections of damaged ceiling need repair. Kitchen has L shaped has oven; good countertops; wired for electric appliances; plumbed and looks good. Breakfast room off kitchen; nice window views; minor damage to wall; nice wall china hutch built in. Dining room in good condition; could use carpet cleaned; nice panel walls. Master Bedroom is good size for mobile; nice panel walls; carpet OK; nice window views. Large closet in Master bedroom; breaker panel located inside; solid floor. Bedroom#1 has sagging ceiling and flooring not completely level; good room overall. Bedroom is a very poor room flooring must be replaced; danger; ceiling needs repair. Master Bedroom is complete with fixtures and pluming; in master; needs flooring refinished/fixed. Bath#1 (common) is also complete with fixtures; flooring OK; needs cleaning; would make good. Crawl Space under mobile home is clean and accessible; sewage pipes look good. M
Mechanical:

Water heater looks functional; upgrade might be need (not tested). Furnace is older unit but looks functional; not tested. HVAC large condenser unit outside looks functional; some upgrade repair might be need (not tested). Ductwork is present; vents in most all rooms in house and ducts under home look good. Plumbing looks functional; some upgrade repair might be need (not tested); galvanized and PVC mix. Electric looks functional; some upgrade repair might be need (not tested); newer panel Box.
