Americana Village is located in beautiful South Lake Tahoe, California and is only a mile away from lots of activities including a beach (Lake Tahoe), casino, and fabulous downhill skiing! This is an RCI Hospitality resort, which is an award given by RCI for outstanding service.

This is a studio unit that will sleep up to four people. It's a floating week #15-21 & 38-49, which means you can reserve one of these weeks each year (based on resort availability at the time you reserve your week).

This is a floating week 15-21 & 38-49 (one week per year based on resort availability when you reserve your week each year). It trades with RCI and will have decent trading power due to the popularity of the Lake Tahoe area.

Maintenance Fees
Maintenance/tax fees came to a total of only $507 for the year 2006. These fees have already been paid by the seller and will need to be reimbursed to the seller at the close of the auction. Therefore, at the close of this auction, you will simply pay me the winning bid amount, plus closing fees ($395), plus $507 for the 2006 maintenance/tax fees, plus the 10% Bid4Assets buyer's premium. You will receive a deed for the timeshare and will own it forever (or until you sell it). This is a deeded asset that can be passed on to your heirs. You will have first use of your week in the year 2006.

Closing Costs
Closing costs will total $395 and will include: deed preparation, recording fees, postage fees, resort transfer fee, and resort notification of change of ownership. Closing will be handled by a professional timeshare closing company.

This is deeded asset that you will own FOREVER! This asset can be passed on to your heirs.
