Sheraton's Vistana Resort
This beautiful award winning resort (Gold Crown Resort with RCI and five-star resort with Interval International), is one of the nicest and most popular resorts in the greater Orlando area. It's located in a excellent location only one mile from Disney World, and it's also very close to International Drive. This resort is located on a huge 135 acre property with every amenity imaginable!

This is a very large two-bedroom unit in the popular Springs section of the resort that will sleep six people comfortably.  It's a fixed week #22 (which is a very desirable end of May or beginning of June week each year!  You will have tons of flexibility with this timeshare because you can use your week at the resort each year, rent it, let a family member, friend, or business associate use it, or you can exchange it with either RCI or Interval International.

Resort amenities include: seven outdoor swimming pools, fully equipped fitness centers, four children's playgrounds, restaurant, cafe and bar on site, thirteen lighted tennis courts (9 clay and 4 deco-turf), poolside chair massage, resort photographer, Surrey bike rental, full activities program, basketball courts, volleyball courts, videotape rental library, sports and leisure equipment rental, three saunas and steam rooms, eight outdoor whirlpool spas, three game rooms, general store and gift shop, 18-hole miniature golf course, kiddie mall (all items under $5), onsite wedding planner and flourist, personal training services, full-service tennis pro shop, shuffleboard courts, bicycle rental, tanning and massage therapy, and business center.

Unit amenities include: air conditioner, sofa sleeper, full kitchen with all appliances and utensils, breakfast bar, washer/dryer, three color televisions, cassette and CD player, whirlpool tub in master bedroom, private patio or balcony, and washer/dryer and ironing board.

Amenities nearby include: golf, grocery store, live entertainment, medical facilities, and tons of great restaurants and shopping in the Disney Orlando area.

Since this week is coming up so soon, I have spacebanked the 2007 week #22 with RCI.  Therefore, you will have first use of your week via an RCI spacebanked week.  You will have until June 30, 2009 to make an RCI exchange using this week, so you will have plenty of time to plan your vacation.  You can use this spacebanked week to make an exchange for a week at Sheraton Vistana Resort or any other resort/timeframe/location of your choice (based on RCI availability at the time you make your reservation).  Please note that RCI charges a fee in the amount of $164 for domestic exchanges and $199 for international exchanges.

As a bonus, you will also receive a FREE one-year RCI Membership along with your year 2007 spacebanked week.  You will begin paying your maintenance fees in the year 2007 to cover the year 2007 pre-paid maintenance and tax fees.


Exchange Affiliation
This is a fixed high-season week #22. It will have excellent trading power with both RCI and Interval International due to the fact that this is an award winning resort in one of the most popular tourist destinations in the world. You will have no problem trading your week with one of these exchange companies for a different week at this resort or many other resorts each year if you choose.

You will receive a deed for this timeshare and you will own it forever. This deeded asset can be passed on to your heirs.


Maintenance Fees
Maintenance and tax fees for the year 2007 came to a total of only $689.54.  I have already paid these fees in full to the resort. The buyer of this timeshare will reimburse me for these fees at the close of this auction and will have first use of their week (via a spacebanked week with RCI), in the year 2007. Therefore, if you are the winning bidder on this timeshare auction, you will simply pay me your winning bid amount, $689.54 for 2007 maintenance and tax fees, the 10% Bid4Assets buyer's premium, and $395 for closing fees. You will then own this timeshare forever! You will have first use of your week in the year 2007 via an RCI spacebanked week (see above for details). 

Closing Costs
Closing costs will total only $395 and will include: deed preparation, recording fees, resort transfer fee, postage fees, and resort notification of transfer of ownership.
