County Info:

Siskiyou County is located in inland Northern California, adjacent to the Oregon border.  Greater than 60% of the land within the County is currently managed by agents of Federal and State governments.  These include: The U.S.D.A.. Forest Service; U.S. Land Management; U.S. Fish and Wildlife Service; and California Department of Game.  The lands are maintained in various National Forests; Parks; Wildlife National Grasslands. National Wildlife Refuges; and State Wildlife Areas.

Things to do:

The Subdivision is 8 miles from the Oregon border.  Iron Gate Reservoir is the Reservoir which is fed by the Klamath River also known for its fishing.  It offers anglers an abundance of yellow perch, trout, bass and catfish.  If you are looking to catch 100 fishes in a day, you will catch 100 fishes in 2 hours.  That was according to Shaffer, in Expert Guide Anglers, Hunters on Locations, Techniques on Knight-Ridder, Tribune business News 01-20-06.  The Reservoir has launching sites and 4 picnis/camping sites.  From what I know, boat are permitted. 

The Majestic Mount Shasta is also only about 35 miles from the property.

Lake Shastina is 45 minutes away.  That is where there is water skiing, boating, and other water sports.  A 18-hole Robert Trent Jones professional golf course and a 9-hole executive course is also at Lake Shastina.

A relaxing mineral bath and sauna can be enjoyed at Stewart Mineral Spring.  If you has more energy to drive about 8 more miles, you can attemp an ascent of 14,162 foot long.  Backpackers will be spoiled by secluded trails through pristine wilderness.  For hikers, there is the two and a half mile walk up 6,344 foot Black Butte, easy access to the Pacific Crest Trail, or trails at Castle Crags State Park located just the the Southern.

Also within easy reach there is a downhill ski area, Nordic ski area, snowmob, prime forest for hunting, and lakes for avid anglers.

Utilities:

Power and Phone are run next to property (see photo).  Water is by well or holding tank, cellular phone is working great in the area, and sewer is by septic.  The well and septic will be the responsibilities of the buyer.

Access

Lot has Legal, Deeded Access.  Currently the road is a bladed gravel road.

A Warranty Deed will be issued on this lot. 

There are no liens or imcumbrances against the property

Taxes:

Taxes are current through 2008.  It runs $82 per year.

Iron Gate does have a POA that does have a yearly fee of $150.  The POA is responsible for upkeeping the roads, street of the Reservoir.  They do not have strict building rules.  They just require certain normal requirements of homes-such as they have to be a minimum of 600 sq ft.

There is  NO DOCUMENT FEE  to be added to with the winning bid.   Other sellers often charge $149-$199 document fee.  Your winning bid is the total price. 

A Deposit of $3500 is due within 48 hours. Winning Bid must be received within 5 days of closing of auction or property will be resold.  If you cannot abide by these terms, PLEASE DO NOT BID.  I will leave negative feedback to unpaid-buyer.
