Asset Description
The U.S. Marshals Service offers the following asset for auction:
  • Subject property is a timeshare unit # 6303 located at Grand Timber Lodge, a five star property located at 75 Snowflake Drive, Breckenridge, CO 80424.
  • Property is a one (1) week floating summer season three (3) bedroom lock-off with exchange privileges at Grand Timber Lodge. A lock off unit is described as a unit that can be divided into two or more separate sections. Usually it consists of a studio (bedroom, kitchenette, bathroom) that can stand alone, allowing the owner to use the unit two separate weeks or can use the studio separately.
  • Accommodations Include:
    • Fully equipped gourmet kitchen with granite countertops and complete dining service for 10 people
    • Private Deck
    • Gas Fireplace
    • Full-size washer and dryer
    • Cable television and DVD players
    • Voicemail and data transmission ports in the telephone system
    • Three (3) full bathrooms
    • Jetted bathtub in the master suite
  • There is an annual fee of $996.85. The billing date is September 1st each year, due by November 1st. There is a 3% discount if paid in cash.
  • This condo is currently being professionally managed and maintained by the Association at Timber Lodge and is in excellent condition.

Bidding Requirements
To bid on this auction, all bidders are required to become qualified by placing a deposit. The deposit of the winning bidder is automatically transferred to the seller at the end of the auction. If the winning bidder fails to perform on any auction, the entire BidDeposit will be forfeited to the seller.

Non-winning bidders' deposits are refunded within (10) ten business days after the close of the auction. This deposit cannot be applied to other auctions.

All buyers are deemed to have relied entirely on their own information, judgments and inspections of the assets in making the decision to purchase the asset.

In addition, all Buyers must agree to release and hold harmless the Seller from any and all demands, rights and causes of action, arising from, or to arise from, or by reason of, the Government's seizure, forfeiture, ownership, possession, management, use, sale and/or transfer of these assets.

Settlement Requirements

  • The successful bidder has 24 hours following the close of the auction to sign a Purchase Agreement. The successful bidder has 30 calendar days to complete the transaction by certified check to the U.S. Marshals Service. If the successful bidder does not perform, the bidder will forfeit his/her/its BidDeposit to the U.S. Marshals Service. The successful bidder will be required to cover any closing costs.
