This auction requires that the winning bidder pay a Buyer's Premium of 5.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).
This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.

You are bidding on the Full Purchase Price. This is a CASH SALE. Buyer is responsible for all liens and encumbrances, and unpaid taxes. A 10% non-refundable deposit is due within 48 hours, full payment is due within 7 days. The balance of the winning bid plus $150 to record the deed. No personal checks will be accepted. Please have your financial arrangements in place. Upon receiving the total amount of verifiable funds, seller will record the deed (Quit Claim Deed) transferring the property to the purchaser, and mail a copy to the purchaser. If buyer wants to go through a Title Company, the buyer is responsible for the closing fees. Seller reserves the right to end the auction at any time.
Inspection of Property:
The Seller offers the Property for sale in "AS IS" CONDITION AT THE TIME OF SALE OR CLOSING, INCLUDING ANY HIDDEN DEFECTS OF ANY NATURE, KNOWN OR UNKNOWN, with no representations, warranties or guarantees whatsoever, express or implied, regarding their nature, value, source, authenticity, fitness, merchantability, and/or any other aspect or characteristic of the Property. No statement anywhere, whether express or implied, shall be deemed a warranty or representation by the Seller regarding the Property. All sales are with the understanding that the buyer cannot rely on any other representation, warranty or guaranty made by anyone.
Buyer acknowledges and verifies that he/she has carried out the necessary due diligence to purchase, as properties are sold "as is".
We have a Lead Based Paint Rider that accompanies our Contract for Sale. The Buyer is required to complete all inspections for lead based paint during the time period of the auction.
