LEGAL DESCRIPTION: Lot 28, +/- 5.10 ACRE TRACT, Being a tract of land out of the North Half (N/2) of the Southeast Quarter (SE/4) Section 18, Block 55, Township 2, T&P Ry. Co. Survey, Loving County, Texas. There shall be established a 20 foot easement along the north, south, east and west boundaries of the above-said parcel for access purposes. Approximately 3 miles from Pecos River. 
 
Property Profile: 
Loving County, the smallest county in the Permian Basin of West Texas, consists of 671 square miles of flat desert terrain with a few low-rolling hills stretching over calichified bedrock and wash deposits of pebbles, gravel, and sand. Vegetation includes desert shrubs, cacti, range grasses, and salt cedars along the river. Elevations vary from 2,686 to 3,311 feet above sea level.Temperatures vary from an average low of 29 F in January to an average high of 96 in July. The growing season lasts 222 days. Rainfall averages just over ten inches. Loving County is bounded on the east by Winkler County, on the south by Ward County, on the west by the Pecos River and Reeves County, and on the north by Eddy and Lea counties, New Mexico.
 

The N/2 and N/2 of the SE/4, Section 18, Block 55, Township 2, T & P RR Co., Loving County, Texas property is accessible from RR 652, less than a mile east of the Reeves and Loving County line and approximately 20 miles due northwest of Mentone. US 285 is less than ten west of the property. The property has an elevation change of approximately 60 feet from the southwest to the northeast.  Approximately 3 miles from Pecos River.

 

The property is approximately 100 miles west of Odessa, the largest town, (population 92,000) and county seat of Ector County. Odessa attractions include the annual Sand Hills Hereford and Quarter Horse Show and Rodeo, the only museum in the United States devoted exclusively to the office of the presidency, an authentic replica of Shakespeare's Globe Theatre, the nations largest known crater, Meteor Crater, the internationally famous Odessa Chamber of Commerce Chuck Wagon Gang barbecue, and the Permian Basin Oil Show. The property is approximately 50 miles northwest of Pecos in Reeves County. Pecos is a farming, ranching, and oilfield supply center and is home to the West of the Pecos Museum and to the annual West of the Pecos Rodeo.

 

A nearby attraction to Loving County is Guadalupe Mountains National Park. The Guadalupe Mountains extend from Texas up into New Mexico and include the four highest peaks in Texas. The Guadalupes are an exposed portion of the largest fossil reef in the world, a 400-mile-long, 1,300 feet high horseshoe that formed at the edge of the Delaware Basin of the Permian Sea some 250 million years ago. The earliest human artifact found in the Guadalupe Mountains is a 12,000-year-old Folsom point, and artifacts and pictographs from later hunter-gatherer tribes have also been discovered. 

Carlsbad Caverns National Park in New Mexico is a particularly popular attraction in the Guadalupe Mountains. The park contains 83 separate caves, including the nation's deepest limestone cave - 1,597 feet (486.8 m) - and third longest. Carlsbad Cavern, a designated World Heritage Site, with one of the world's largest underground chambers and countless formations, is accessible to all members of the public, with a variety of tours offered year-round.
