Directions:
To POA Office - From Tulsa, Oklahoma, take US-412 East towards Joplin, merge left onto I-44 East Turnpike towards Joplin (exact change toll road), take the OK-28 (exit 269) exit towards South Grand Lake, turn left once off of Turnpike. Follow OK-28 through Disney. After going through Disney, turn left on CR 435, where you will see a Lakemont Shores sign, drive about a mile and you will see the Lakemont Shores Office on the left, just after the fire station. 


To Lot Using Online Maps - Search for Disney, Oklahoma.  Southeast of Disney, you will see OK-28 deadend into OK-20.  From these cross streets, head North on OK-28, which will make a hard left turn.  Immediately after this turn, you will make a right turn (most maps call this simply N County Road).  Follow this to the first left onto Red Bud Drive.  This road makes a hard right, then deadends.  The lot is on the right hand side before Cherrywood Drive.

If you do not intend to fully honor your bid amount, PLEASE DO NOT BID! Each buyer has a different intended use of this property. Although the seller has put forth his best effort to notify you of all pertinent information and to verify the information herein, by bidding you agree to hold seller harmless, and that you have inspected the property, verified all information contained herein, and researched to your satisfaction that this property will be entirely suitable for your intended use and are aware that this property is sold as-is, where-is. If you plan to look, please do so before bidding! It is your responsibility to use due diligence BEFORE bidding! Photos may be of the area, and not necessarily of the actual property for sale. 

There is a non-negotiable $495 deed/processing fee. (Winning Bid + $495 = Total Amount Due). This covers auction costs, deed preparation, recording fees/services, doc stamps, and related expenses. Payment is due within 72 hours by cashier's check or money order.  Upon auction end (or as soon thereafter as possible), I will send a message with my address and payment instructions. If I do not receive timely payment, I will report you to Bid4Assets as a non-paying bidder.

Once payment is received, the deed will be prepared and forwarded within three business days to the Delaware County Clerk’s office to be recorded. I will also forward a copy of the unrecorded deed to you along with a plat map of the lot. Please allow at least 3 weeks to get the original recorded deed from the county’s office.

Frequently Asked Questions:  Please keep in mind that I buy and sale many lots throughout the country.  Because of this, I usually can't answer questions that are very specific to a particular lot.  If your interested in something specific, it is in your best interest to visit the property before bidding.

Is this a down-payment/what is the total cost?  This is a straight cash sale, and not for payments.  The winning bid, plus the deed/processing fee is the total amount due by the winning bidder.

How close is water/sewer/electric?  All my lots have utilities in the subdivision.  With the exception of sewer (where a septic tank is sometimes required), utilities can range from anywhere from on the property, to closeby.

How close in the nearest neighbor?  It is best for you to go look at the property.

Is this lot wooded?  Most of my lots are wooded, but again, it is best for you to go look.

Do you have any pictures of the property?  Most of my pictures are representations of the area.  It would be too costly and time consuming to take pictures of each individual property.

How far is this lot from the lake?  Most lots are within 5-6 minutes from the water's edge, and under 10 minutes to the marina.

How come I can't find the road name on Mapquest/Yahoo Maps/etc? Can you give me different directions?  The road names I give come directly from the plat maps.  The road names given on mapping programs may use county road numbers, or may simply not recognize each individual road.  I list GPS coordinates to assist you in finding the lot.  The directions I give may or may not be the easiest to use.  However, these are the only directions I have by comparing plat maps to typical mapping programs.

Can you show me the property?  No, my schedule does not permit the time to show property. You are welcome to go take a look yourself.

Do I have to pay the POA/HOA fees even if I don't use the property?  Yes, they are required by the respective associations, even if you don't use, build, or even see your property.

Do you own the lot next this this one?  Not unless we mention it in the listing.

Can I come to meet you and pay?  We are based out of North Central Florida, and you are more than welcome to come to our office to pay - payment is stil due within 72 hours.
