Asset Description
The U.S. Marshals Service offers the following asset for auction:
  • Subject property is located at 493 E Roddy Road, Spring City, Rhea County, Tennessee 37381.
  • Parcel ID: 013 005.00
  • Lot Size: 2 +/- Acres
  • Zoning: No Zoning
  • Zoning Description: No zoning in county outside city limits
  • Shape: Rectangular
  • This is a detached one (1) story ranch style home which consists of a living room, family room, dining room, kitchen, three (3) bedrooms, two (2) full bathrooms and a half (.5) bathroom.  This property also has a finished enclosed porch which off of the family room and a screened porch off of the dining room.  There is also a fireplace in the home and a driveway.
  • The heating and air unit is missing, the exterior door off of the family room is missint, section of windows on the enclosed porch are missing, floor joists in the family room need to be replaced/repaired, ceiling tiles in family room need to be replaced, all of the carpet and vinyl floor coverings need to be replaced.
  • The neighborhood has some rural characteristics  and a very wide variety of home styles, sizes, ages and values.  The majority of the homes are well maintained.

This is pursuant to a Final Order of Forfeiture filed on December 13th, 2012.

Disclosure: Property was built prior to 1978. A Lead Based Inspection and Risk Assessment was performed on this property by certified and licensed risk assessor. No lead based hazards were found.

THIS PROPERTY IS BEING SOLD WITHOUT TITLE INSURANCE. UNDER THE FORFEITURE LAW, ALL INTERESTS ON THIS PROPERTY HAVE BEEN EXTINGUISHED. AS A RESULT, THE UNITED STATES (US) SHOULD HAVE CLEAR TITLE. HOWEVER, US IS UNABLE TO OBTAIN TITLE INSURANCE DUE TO A TITLE OWNER WAS NOT SPECIFICALLY DEFAULTED OUT IN THE AMENDED FINAL ORDER OF FORFEITURE. THEREFORE, THIS PROPERTY IS BEING SOLD WITHOUT TITLE INSURANCE. TITLE WILL BE TRANSFERRED TO THE BUYER VIA A MARSHAL’S QUIT CLAIM DEED.

Bidding Requirements
To bid on this auction, all bidders are required to become qualified by placing a deposit. The deposit of the winning bidder is automatically transferred to the seller at the end of the auction. If the winning bidder fails to perform on any auction, the entire BidDeposit will be forfeited to the seller.

Non-winning bidders' deposits are refunded within (10) ten business days after the close of the auction. This deposit cannot be applied to other auctions.

  • The successful bidder has 24 hours following the close of the auction to sign a Purchase Agreement. The successful bidder has 30 calendar days to complete the transaction by certified check to the U.S. Marshals Service. If the successful bidder does not perform, the bidder will forfeit his/her/its BidDeposit to the U.S. Marshals Service. The successful bidder will be required to cover any closing costs.
