Payment is due within 48 hrs of your receipt of the invoice and NOT the auction close. We make every effort to complete invoicing within 24 hrs of the auction close.

There are no other fees associated with your purchase, other than the fees disclosed in this auction.

Seller will pay any back taxes, or apply those costs towards the purchase of your auction/Property. It is the buyer’s responsibility to notify us within 48hrs of receipt of the invoice of any back taxes owed. If buyer fails to notify, the taxes will then be responsibility of buyer – no exceptions.

If your invoice payment is wired, or direct deposited, please provide us with the confirmation as soon as possible.

You are purchasing a tax deed property. There is no redemption period involved and possession is immediate upon conveyance of title. You will own 100% rights to the property, but may wish to perform a quiet title action upon conveyance.

Our office initiates the processing of your deeds within 24hrs of the receipt of payment. However, deed recording can take up to 60 days (by the county), depending on state/county purchased.

Settlement Requirements

You are bidding on the full purchase price. Full balance is due within 4 calendar days of the auction's close. There will be a $375 deed preparation and recording fee added to purchase price, which includes the recording of the deed and all recording fees and transfer taxes. We do not charge a buyer's premium or any other fees. We accept cashier’s checks, wire transfers, money orders, and credit cards, though credit cards will require an additional 3% processing fee. Properties will be conveyed via quitclaim deed.
