Settlement Requirements

This is a cash sale, you are bidding on the full purchase price. Buyer to pay a buyer's premium of 10% with $100 minimum and closing costs of $500, which includes deed preparation, recording fees, and transfer taxes. Seller will handle the entire deed recording process and will convey property via warranty deed. Buyer is responsible for all back taxes (estimated around $40) and any liens, which includes a weed abatement lien (please verify exact amounts with City of Danville). There are no other known liens, but Buyer should verify before placing a bid. Property was acquired as a tax foreclosure. Full payment is due within 4 calendar days of the auction's close.

Buyer Premium Information

This auction requires that the winning bidder pay a Buyer's Premium of 10.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).

This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.
