Before we sell any of our properties we have our property manager & contractor visit each property to give us a general idea of the remodeling costs involved.  We personally inspect every property ourselves before each purchase this way we have know exactly what we are buying.  You will notice some sellers are selling property that they have never even seen for themselves with no idea as to the extent of the repairs required.

Not only are we selling properties to investors who are looking for properties to resell but we also sell properties that are already rented out to qualified tenants.  This scenario is for the investor who is just looking to collect income each month and hold the property long term while the property appreciates and pays for itself through the monthly rental income.

In our area, there is no “bubble” to burst.  We never experienced huge 30% yearly appreciation so there is no inflated value that is going to go down by the same amount over the next few months and years.   Now is the time to invest in long term real estate.  At these values there is no place to go but up.  Don’t risk spending $300,000 + on a property that will not even rent out for the amount of the mortgage, and each month you are spending money out of your pocket just to break even on your rental property.  While risking the property declining in value while the "bubble" is bursting. All of our properties are sold for cash but if you buy a property in need of repair and fix it up you can then pull an equity line of credit for instant profit and have the tenant pay off the line of credit for you while still owning the property and having your tenant pay off your house for you.  The great thing about a home equity line of credit is once it is paid off you can then take your profit again and repeat the process.  Think of the potential if you own several of these properties. We have many examples of properties where the tenant has stayed 20+ years paying for the property 5 times over.  The desire for homeownership is very low in this area.  Since this area is a “blue collar” area people are perfectly satisfied to just pay their monthly rent and few desire to own property.  Over 20% of the people here rent rather than own making it for a landlord’s paradise.  There are few areas in the world that can compete with this cashflow potential.
