These lots offer lots of flexibility.

Owners can camp, set up tents, and have BBQs on the lot.

RVs can remain on lots year-round.

Mobile homes are permitted. Mobile homes can be placed, they can stay full time, you would however need a building permit.

Modular homes can be on the lot; however, they would need to be made moveable.

Campers can stay full time; owners should not be here any longer than 90 days consecutive.  It is for recreational use only.

Pre-made cabins or sheds are allowed if left on runners or skids.

Methods of Payment

US Prime Land accepts Certified Check, Cashier's Check, Wire Transfer, and Money Order. Deed recording is subject to fund clearance. Full payment must be received within 5 days of close of the auction.

Contact: The winning bidder must contact the seller within 24 hours of auction close with payment details and provide deed information. If you do not receive a closing instruction email from US Prime Land Inc., check your spam folder or contact US Prime Land Inc. directly within 24 hours.

2. Payment Information 

Full Purchase Price: You are bidding for the full purchase price. This is not a down payment. There is no reserve and no installment payments. The highest bidder wins.

Total Amount Due:

2a) Winning Bid Amount

2b) Plus 10% Buyer’s Premium (or a minimum of $100, whichever is higher)

2c) Plus $549 Administrative Fee

2d) Payment due date: Full payment must be received within 5 days of close of the auction.

No Hidden Fees: The total settlement amount is as stated above.

No Refunds: All sales are final. Please bid only if you intend to follow through with the sale and agree to the total settlement amount.

3. Deed Recording

You do not need to record the deed yourself. A Special Warranty Deed will be recorded by US Prime Land with the recorder’s office once full payment is received.

Deed Recording Time: Recording time varies by county. Most counties record the deed within 2 to 3 weeks after receiving it. Some counties allow eRecording, which typically takes only a couple of days after submission.

4. Methods of Payment and Payment Terms

Accepted Methods: US Prime Land accepts Certified Check, Cashier’s Check, Wire Transfer, and Zelle Transfer.

Payment Terms: Deed recording is subject to full payment and funds clearance.

5. Disclaimer

Condition: The property is sold “AS IS.” Pictures are of the surrounding area, not the specific property. The property may not be surveyed or staked, and all roads may not be bladed. Distances to locations are approximate.

Research: Buyers should conduct their own research and due diligence prior to bidding. Taxes are based on the previous year and may change.

Final Sale: All sales are final. Your bid is a legal contract to purchase the property per the auction terms.

6. Non-Payment

Consequences: If the buyer fails to pay within five days without written consent from US Prime Land Inc., the unpaid amount may be turned over to a collection agency or pursued through legal channels.

Additional Costs: The buyer will be responsible for all collection fees and any legal costs incurred by US Prime Land Inc.

Non-Performing Bidders: Non-performing bidders will be reported to Bid4Assets if they do not comply within 5 days.
