This parcels sits along a graveled road on Hacienda as seen in the parcel map link above. The property is flat and is is heavily treed and has thick brush. The first two pictures are looking at the property and the 3rd picture was taken looking away from the parcel towards neighbors. Power is at the northeast corner of lot 14 as seen in parcel map link above. All of the pictures below were taken of the actual property and surrounding views. INFORMATION REGARDING LAKE CHAPARRAL AND THE PROPERTY OWNERS ASSOCIATION

Lake Chaparral is a private gated community granting access to the 3 fishing lakes, kids fishing pond, beach, showers and other amenities to only those who own property within the subdivision.. The subdivision is heavily treed - a beautiful contrast to the flat prairies of Kansas. This area is part of the natural beauty that Linn County is known for. The subdivision offers multiple property uses and there is great flexibility in how you can use your property. When we visited the community we saw stick built homes, manufactured homes, small cottages, RV's parked one a permanent bases, and lots set up to easily pull in an RV.

Zoning is residential and the lots can be used for multiple uses as long as you adhere to the required setbacks from the property lines and minimum structure size. The requirements for the setbacks from the property lines are 25 feet along the road front and ten feet on all other sides. If you are building a structure it needs to be a minimum of 720 square feet. I was told by the property owners association that you can basically build any size structure as long as it meets those minimum requirements. Power and phone are through much of the subdivision. It costs approximately $500 to have power brought to a lot if power is not nearby already. Holding tanks are required to be used for water and septic unless you pull in a self contained RV. There are companies that service the subdivision weekly supplying water and pumping tanks. Permanent structures would need to install holding tanks. Graveled roads run through much of the subdivision and all of the parcels we are selling have a road to them already. The lots are not marked but fairly easy to find. We will send a unit map as well as a parcel map to assist you in finding your lot. The Property Owners Association is another resource to use in help locating your lot.

Lake Chaparral has a Property Owners Association (POA) set up to help assist in the cost of maintaining the private community. Annual fees are $85.00 per year and due each January. 2009 annual fees have already been paid. The fees are used for operating and maintaining the lakes, recreation park, playgrounds, streets and community facilities. We will mail a gate card to the buyer. You will need to obtain a copy of the covenants and bylaws from the POA. Directions to the property from Mound City are: North on Hwy 7 for 3.6 miles, turn left on 1150th (aka Ln 548), follow for 1/2 mile, turn right on Knapp Ln, follow 1/2 mile to you come upon the Welcome to Lake Chaparral (sign).

There are 3 lakes in the subdivision. One of the lakes allows up to a 60 hp motor so you can enjoy water skiing. Jet skies are also allowed on the lake. Times for both of these are between 10 AM and 4 PM. There is a kids fishing pond. The lakes are stocked as funding permits.
