- Legal Description: The East 90 feet of the West 262 feet of the North half of the Northeast quarter of the Southwest quarter of the Northeast quarter of Section 31, Township 8 South, Range 17 East of the Gila and Salt River Base and Meridian, Pinal County Arizona, and more commonly known as 86276 East Blue Bonnet Street, Mammoth, Arizona (the “Property”).
- Site area is 29700 +/- square feet or 0.36 +/- acres.
- Zoning for this property is SFR – single family residential.
- Electricity is to the lot line, there is a propane set up on the property but no tank and water is provided by a COOP in the area.
- The neighborhood consists of single family residences of similar ages and marketability.
- This is a manufactured home which consists of a living room, dining room, kitchen, a family room, four (4) bedrooms and two (2) bathrooms. There is also a utility room and a porch. This property has 2033.24 +/- square feet of gross living area.
- According to public records, there is a 1973 manufactured home on the site which was affixed in 1974. There was an addition to the home done in 1991. No HUD tags were found on the home to verify the date of manufacturing. It is also found that currently there is no electricity to the home as a tree blew over and a branch broke the line between the road and the home and it has not been reconnected to public power. There is water but it is limited to certain areas of the home. The add on roof has a leak between the add on and the original manufactured home and along the rear wall. The floors in the home have become soft and will need to be replaced. The skirting is missing on most of the home and will need to be replaced. There are rodents living under the home which have also gotten into the duct work of the home and the flooring in the kitchen is cracking because of the softness of the wet floors.
