This beautiful award winning resort is located on a cliff overlooking the ocean!  The Cliffs Club is a Gold Crown rated resort with RCI and a Premier rated resort with Interval International.  This is a one-bedroom, one-bathroom unit that will sleep four people.  It's a prime season floating week #17-34, which means you can reserve any one of these weeks each year based on resort availability when you reserve your week each year.  These weeks fall from approximately the end of April through the end of August.  You will have first use of your week in the year 2011.

Resort amenities include: 1/2 court basketball court, barbecue grills, activities desk, beach towels, bicycle rentals, business center, Cliffs Country Store, fax and photocopy service, kids' playground, laundry facilities, mini putting green, security, sauna, shuffleboard courts, swimming pool and two jacuzzis, two tennis courts, video rentals, and volleyball court.

Unit amenities include: full kitchen with all appliances and utensils, guest sofa bed, hair dryer, stereo system, two private lanais, telephone, television, and video player.

Amenities nearby include: beach, exercise equipment, fishing, grocery store, hairdresser, horseback riding, golf, health club, live entertainment, medical facilities, restaurants, shopping, scuba diving, waterskiing, and windsurfing.

Exchange Affiliation
This is a prime season floating week #17-34.  It trades with both RCI and Interval International and will have incredible trading power due to the fact that it's an award winning resort located in a prime area in Kauai. Timeshares in Kauai have some of the highest demand and trading power with the exchange companies.

You will receive a deed for this timeshare and will own it forever.  This deeded asset can be passed on to your heirs.


 
Maintenance Fees
Maintenance and tax fees will total approximately $917.00 for the year 2011.  You will pay the year 2011 maintenance and tax fees directly to the resort when billed by the resort later this year.  Therefore, if you are the winning bidder on this timeshare auction, you will simply pay me your winning bid amount, plus $495 for the closing fees, plus the 10% Bid4Assets buyer's premium (please note there is a $100 minimum Bid4Assets buyer's premium).

 
Closing Costs
Closing costs will total only $495 and will include: deed preparation, recording fees, postage fees, resort transfer fee (the resort charges a $100 resort trasfer fee which will be INCLUDED in the closing price), notary fee, and resort notification of change of ownership.
