There is a HOA, and the dues are $45/lot for maintenance fees, $45/lot for mowing fees, and $15/lot for standby fees per month. Standby fees are charged by Varner Creek Utility District to maintain the water and sewer system. The HOA is through Columbia Lakes Homeowners Association. The HOA maintains the common areas and mows the lots.
The properties are being sold "as is, where is". Title to the properties will be tranferred by "Quit-Claim Deed." Buyer will be responsible for all back property taxes/property tax liens and HOA back dues. There is not a mortgage currently on the properties.
There is a 10% buyer's premium on the winning bid amount plus a $500 deed preparation and recording fee. This $500 fee covers the cost to prepare and record the deed for all of the properties. This fee is not for each lot, the deed for all of the lots is included in the $500.
Winning Bid + 10% Buyers Premium + $500 one time deed prep= total due.
