This property is a 10 acre ranch that we purchased as an occupied foreclosure. Our property manager made contact with the occupants who rented the property as a land rental for $250/month and lived in a manufactured home on the property. After months of renting, the occupants had to vacate for personal health reasons and left with the manufactured home. There are still several structures or mobile homes on the property, though the county assesses this property as vacant land. The occupants left some debris on the property (see pictures).
This property is 10 acres and is located approximately 10-15 miles northwest of the center of the city of Adelanto, which has a population of approximately 32,000 people.
A nearby 20 acre property sold earlier this year for $66,000 and a nearby 2 acre property sold for $27,000 in November 2013 (see comps below). A few suggested uses for this property would be a land rental for someone with a mobile home or buy low and hold for longer-term appreciation.
Status of title: Property is clear of mortgage liens. Spring 2014 taxes are paid and buyer will be responsible for Winter 2014 taxes, but nothing earlier. Buyer would be responsible for any other miscellaneous outstanding liens, if any exist.
