Public parking lot is across the street.

Cons- Upper two floors of building have not been used in a long time and are in disrepair. The upper floors were offices previously.

This property had a strip club on the first floor. It was in middle of being remodeled. It would not take an extensive amount of work to finish the remodel of the first floor where the club was and put a business back in. You can put any business in here such as restaurant, office, furniture store, convenience mart, whatever. 

I do want to make clear that this building is HUGE. It is 20,000 square feet, it has probably ten furnaces and a dozen electrical panels. Most likely, any use of this building will only be the first floor considering most businesses will not need 20,000 square feet.
