By placing a bid, you are entering into a legally binding contract to purchase under the auction terms and confirming that you have conducted all necessary due diligence beforehand. I have not personally seen the lot, nor have any tests or surveys been conducted on the property.

OPTION 1: 36 Months- $222.22 a month over 36 months 

OPTION 2: 60 Months- $133.33 a month over 60 months 

The down payment (which will be equal to the winning bid) and a deed preparation and recording fee of $695.00, plus a $100 fee (due to bid4assets) will be due within 3 business days of the auction's close and may be paid by, cashier's check or wire transfer.

Payment/Terms: Payment is accepted via Zelle, Venmo, cashier’s check, or wire transfer. We do not take PayPal, as they will no longer allow real estate transaction payments. The winning bidder must pay within 48 hours of the close of the auction unless other arrangements are made. (Close Fee covers deed preparation, shipping, and county recording costs). 

The new owner will be responsible for paying property taxes in 2026. Property taxes for 2025 are current. Taxes are approximately $15.00 annually. There are no association fees. Upon receipt of payment in full, a Warranty Deed is issued to the successful bidder.
