Frequently asked Questions & Answers!

Q. Is it possible that the winner of this Tax Certificate may apply for a Tax Deed within two years and actually own this valuable land free and clear; for only pennies on the dollar?
 A. Yes! Here's a prime example. Recently an article in the Dallas Morning News, read that a tax lien investor in Eastlake, Florida purchased land behind a residential subdivision for $1,000 at a delinquent tax sale in February". The land the tax lien investor bought was a 4-acre lake and a thin band of land around it. Many of the residents of the subdivision thought they owned the lake behind their $300,000 homes in this Tampa Bay community and were shocked to hear that the original developer actually owned it and had let the taxes lapse. That is when the tax lien investor came into the picture. "When people don't pay their taxes, this is what happens", he said. "I was willing to pay more than anyone else for this property." This tax lien investor "specializes in buying properties at tax sales and owns 150 to 200 properties statewide." The tax lien investor, is now offering to sell the land for $30,000 per homeowner in the subdivision.

 Q. What exactly is a Tax Lien Certificate?
 A. A Tax Lien Certificate  is a first lien on the real estate. The face value of the certificate is the amount of taxes due, plus interest, costs and charges thereon. Purchase of a tax certificate does not permit the certificate holder to enter the property or contact the owner. The property owner has a period of two years from the date the tax became delinquent to redeem the tax certificate. Redemption is done through the County office only.

Q. How does the holder of the certificate receive the interest income?
A. The Tax Collector remits the principal (face amount of certificate) and the interest earnings when the property taxes are eventually paid or when a Tax Deed is executed.

Q. Where do these Tax Certificates come from?
 A.  We offer a hands-on training and coaching program teaching beginners and advanced investors alike how to  locate real estate for pennies on the dollar and then flip them for quick cash... right from the comfort of their home. Our  Student Investors  find the deals and we fund them; then we offer these cherry-picked-deals at wholesale. Between May and June of 2007 we funded 204 (two-hundred-four) deals which five of our  newest Student Member Locators submitted to us for  funding.
