Directions: From Tulsa, Oklahoma, take US 412-E towards Joplin, then take the US-59/OK-10 exit toward Kansas/Tahleguah. Turn right onto US-59/OK-10. Continue to stop sign. Proceed straight for 4 miles to Flint Ridge Gate on left. You must press the call button and speak to security before being allowed access.  See administration office for more detailed directions. 
 

Or using online maps (in aerial view mode), enter Flint Ridge main gate, and make first left in front of administration office.  Continue and stay left onto Deer Lake Drive at the stop sign (by golf course).  Follow this road until it dead ends into Flint Ridge Drive, where you will make a right.  Take the fourth left where pavement splits.  Then make your first left onto Pebble Brook Drive.  You will then take the first left onto Pebble Brook Circle (some online maps don't recognize this road, although seeing it is aerial view with verify it is a well maintained dirt road).

Although the seller has put forth his best effort to notify you of all pertinent information and to verify the information herein, by bidding you agree to hold seller harmless, and that you have inspected the property, verified all information contained herein, and researched to your satisfaction that this property will be entirely suitable for your intended use. If you plan to visit the property, please do so before bidding! It is your responsibility to use due diligence BEFORE bidding! Photos may be of the area, and not necessarily of the actual property for sale.

There is a non-negotiable $495 deed/processing fee. (Winning Bid + $495 = Total Amount Due). This fee covers auction fees, deed preparation, recording fees/services, documentary stamps, and related expenses. Payment is due within 72 hours by cashier's check, or money order.  Upon auction end (or shortly thereafter) I will send an email with payment instructions.  If buyer does not make timely payment, I will notify Bid4Assets. Paypal payments can be made upon request.

Once payment is received, the deed will be prepared and forwarded within three business days to the Delaware County Clerk’s office to be recorded. I will forward a copy of the unrecorded deed to you along with a plat map of the lot, and illustration map of the subdivision. Please allow 3-4 weeks to get the original recorded deed from the county’s office (or 5-6 weeks for international buyers). 

Frequently Asked Questions:  Please keep in mind that I buy and sale many lots throughout the country.  Because of this, I usually can't answer questions that are very specific to a particular lot.  If your interested in something specific, it is in your best interest to visit the property before bidding. 

Is this a down-payment/what is the total cost?  This is a straight sale, and not for payments.  The winning bid, plus the deed preperation fee owns this lot.

How close is water/sewer/electric?  All my lots have utilities in the subdivision.  With the exception of sewer (where a septic tank is sometimes required), utilities can range from on the property, to closeby.

How close in the nearest neighbor?  It is best for you to go look at the property, or use an online aerial map for an estimate (follow the directions above to locate the lot).

Is this lot wooded/cleared/flat/sloping?  Again, it is best for you to go take a look.

Do you have any pictures of the property?  Most of my pictures are representations of the area.  It would be too costly and time consuming to take pictures of each individual property.

How far is this lot from the lake/river/golf course? Most are about 5-6 minutes away from each of these amenities.

How come I can't find the road name on Mapquest/Yahoo Maps/etc?  The road names I give come directly from the plat maps.  The road names given on mapping programs may use county road numbers, or may simply not recognize each individual road.  GPS coordinates are listed to help you locate the lot.  Please don't ask for more detailed directions, becuase I've given the easiest directions I know.

Can you show me the property?  No, my schedule does not permit the time to show property. You are welcome to go take a look yourself.

Do I have to pay the POA/HOA fees even if I don't use the property?  Yes, they are required by the respective associations, even if you don't use, build, or even see your property.

Do you own the lot next this this one?  Unfortunately, I don't.
