We have never seen this house and don't know what kind of work it needs - we'll let you be the judge of that when you place your bid.
As the disclosure says - do your homework! These are foreclosed houses that we purchase in bulk. We don't do title searches and make no warranty as to the title. Except for getting someone to take pictures for us, we have never seen this house and therefore don’t know anything about its condition.
Buyer is responsible for any liens, encumbrances, bills and taxes. Information must be confirmed with county.
You are bidding on the full purchase price. A payment of ten percent (10%) of the total amount due (purchase price and buyer’s premium) is due within forty-eight (48) hours of the close of the auction. This payment is non-refundable and will constitute liquidated damages in the event the balance is not timely paid. The balance is due within seven days of end of auction.
The Seller offers these assets for sale in "AS IS" CONDITION AT THE TIME OF SALE OR CLOSING, INCLUDING ANY HIDDEN DEFECTS OF ANY NATURE, KNOWN OR UNKNOWN, with no representations, warranties or guarantees whatsoever, express or implied, regarding their nature, value, source, authenticity, fitness, merchantability, and/or any other aspect or characteristic of these assets. No statement anywhere, whether express or implied, shall be deemed a warranty or representation by the Seller regarding these assets. Seller has not performed a title examination and makes no warranty as to the state of the title. Any photographs included have been provided to the Seller by a prior owner or by an independent third party, and while Seller believes the photographs to reasonably depict the property as of the time the pictures were taken, no such warranty is made and buyer is cautioned to inspect the property, or have the property inspected before placing a bid. This is a foreclosed property - conveyance to the successful bidder will be by quitclaim deed.
All buyers are deemed to have relied entirely on their own information, judgments and inspections of the assets in making the decision to purchase the asset. NOTICE: All due diligence, inspections and verification of information must be completed before bidding. Under no circumstances will Seller make any refunds, adjustments or concessions of any kind for matters that could have been ascertained by the buyer prior to buyer bidding on the property. Remember, your bid constitutes a binding and legal contract to purchase the property. After the close of the auction is not the time to decide that you really don’t want the property after all!
