The condo is located in Loch Sheldrake, near the town of Liberty, NY, 2 hours north of New York City, in the breathtakingly beautiful Catskill Mountains, one of America's most famous resort areas.

The condo is only a few minutes away from the site of the original Woodstock concert, history's most famous music festival. Today it's the location of the Bethel Woods Center for the Performing Arts! (Pictured above.)

Another nearby attraction is the Monticello Casino and Raceway.

While America's population grows and urban sprawl spills out over the landscape, those fortunate enough to own property on the edges of metropolitan areas like New York City can realize huge profits from their ownership by selling once they are overtaken by the relentless urban expansion.

There is a limited amount of land in America, but not a fixed amount of people to live on and use it. The net population of the United States increases by 1 person every 10 seconds. That means every day this country grows by 8640 people - but not by one additional inch of land. In just the 10 short days that this property is up for auction, 86,400 people will add themselves to our swelling ranks, and every single one will occupy additional space from the existing, unchanging amount available.

This is a georgious property in an excellent vacation or commuter neighborhood. The lucky winner of this auction is going to get a great deal. Good luck!

Auction terms:

You are bidding on the full purchase price of this condo, not just a down payment.

This is a binding auction. Serious bidders only. Financing is not available. The auction is not contingent upon buyer obtaining a bank loan. Do not bid unless you have the money on hand and you are able and willing to follow through on your bid. A non-refundable earnest money down payment of $3000 must be made within 48 hours after auction end. The remaining balance must be paid in full within 7 days of auction end.

There will be a $350 shipping/documentation fee in addition to the winning bid, which covers deed preparation, deed recording and the real estate transfer tax.

After I receive your payment in full I will have the new deed prepared and recorded in your name. I will bring the deed to the recorder of deed's office to have it recorded for you. I will send you a photocopy of the deed along with a receipt from the recorder of deed's office as proof for your records. After about 3 to 4 weeks you will receive the original deed straight from the recorder of deed's office.

Non-paying bidders will be reported. Please e-mail any questions BEFORE the end of the auction. Seller will not answer questions about the property after the auction closes. Seller reserves the right to end the auction early if a reasonable offer is made. Buyer will be responsible for a one time new owner fee paypable to the condo administration, as well as a monthly condo maintenance fee. Buyer must do his own due diligence BEFORE placing a bid, not after. Although the information about this property is believed to be accurate, its accuracy or completeness cannot be guaranteed. You are encouraged to go see the property in person. Property to be sold as is, where is. Sale is final.
