  Payment Details

This is a CASH sale of the full purchase price of this property. Buyer agrees to accept this property in its current as-is condition. Any potential purchaser should do his or her own due diligence PRIOR to bidding. The buyer is responsible for determining the current market value. It was bought as-is where-is, no disclosure, no guarantees, no survey, or inspections and we are selling it the same way. I have never been to the property. Any delinquent taxes, property owner's association dues, etc. are the responsibility of the buyer.

You will need to include $295.00 to the winning amount to cover the preparation and drafting of the deed and documents for this sale, and also a 7% Buyers Premium ($100 minimum) to cover the cost of this auction. A Quit Claim Deed will be issued to the buyer.

TOTAL DUE = BID AMOUNT + 7% of the Winning Bid + $295 DEED FEE

Once the auction has closed, we will email the winning bidder with instructions for payment and contract/deed information right after the auction ends and payment must be submitted within 24 hours.  We accept wire transfer, paypal (credit card) or certified check. Once payment is received in full, we will start the deeding process and send you a copy. Once the deed is drafted, processed, and recorded, we will mail you the original. You do not have to record the deed yourself. The winning bid is for the FULL PURCHASE PRICE, not a down payment.
