This is a cash sale, you are bidding on the full purchase price. Buyer must have cash ready at auction's close. Winning bidder agrees to pay the full balance due via certified check or wire transfer within 4 days of the auction's close, no exceptions.
There is a real estate transfer fee of $500, which includes deed preparation, recording fees, and transfer taxes. Seller handles the entire deed recording process and will convey property via quitclaim deed with an as-is title. The winning bidder will also be charged for the buyer's premium which is 10% with a ($100 minimum). Payment is due 4 days from the end of auction. No exceptions.
The winning bidder must return signed documents within 90 days upon reception. In case the completed documents are not returned in this time period, the parcel may be resold, seller’s obligation to handle the recording process may be void, and any payment may be retained by the seller as liquidated damages.
