Terms:

There is NOT a real estate transfer fee. Seller handles the entire deed recording process and will convey property via quitclaim deed with as-is title. Seller is also responsible for the deed preparation, recording fees, and transfer taxes. Winning bidder will be charged for the buyer's premium, which is 10% with a $100 minimum.

Wire Transfer are the forms of payment accepted. Payment is due 4 days from the end of auction. No exceptions. Buyer to assume any outstanding liens, back taxes, and back POA dues, if any exist. All bidders must  complete  due diligence and research prior to bidding. 

The winning bidder must return signed documents within 90 days upon reception. In case the completed documents are not returned in this time period, the parcel may be resold, seller’s obligation to handle the recording process may be void, and any payment may be retained by the seller as liquidated damages.
