- The improvements are of good quality construction and are generally in good condition. The second floor bar area containing approximately 930 square feet was added during 2008, directly above the east side of the restaurant building. The addition is accessible via an added outside stair, and is fully enclosed (walls, doors and roof) and appears to have electrical, HVAC, and plumbing lines extended. However, the interior of this area is in “shell” condition, with unfinished walls, flooring and ceiling.
- There is lighting for the outside stage that is currently being stored at an off sight secured location. The winning bidder will be able to obtain the lighting at the conclusion of the sale. This property also has a security alarm system and a portable ATM machine.
Easement Agreement
- The pond, the little pier cut out, and the Firewater signage at Technology and NW Hwy were being leased to the previous owners Firewater via a lease and ease agreement. The fountains in the pond and the cabanas/pier will convey with the Firewater Bar and Grill, however the actual pond and land under the cabanas/pier belong to a third party. If the buyer of the property does not wish to lease the pond and pier land they will be required to tear down the cabanas that are built over the pier and remove the pond fountains to rectify this, otherwise the buyer may be able to renew the easement and use agreement with the owner.
