Buyer has been given a full and complete opportunity to conduct its own investigation as to any matter, fact or issue that might influence Buyer's decision to purchase the Properties from Seller. Accordingly, Buyer is willing to purchase the Properties from Seller without any representations or warranties, express or implied (including no warranties of merchantability or fitness for a particular purpose) whatsoever regarding the Properties and on an "as is, where is" and "with all faults" basis. Buyer is also responsible for all back owed taxes, assessments, liens, or encumbrances. All potential bidders are required to be due diligent by contacting the city directly with questions regarding taxes, current or delinquent, and/or encumbrances, if any. This necessary step will be required prior to placing a bid. ALL SALES ARE FINAL.

Settlement Requirements

Seller Terms and Disclosures

 Please be advised of the 10% buyer's premium with a $250 minimum. A 10% non-refundable deposit is due within 48 hours, full payment is due within 5 days. A $250 deed preparation and processing fee will be charged to the buyer. Deeds will be prepared and transferred by the seller within 90 days of receipt of good funds from buyer. Seller will submit the buyer's Deed to have recorded through the appropriate county office. Payment may be made by wire transfer or certified funds.

Buyer Premium Information

This auction requires that the winning bidder pay a Buyer's Premium of 10.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).

This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.
