| Legal Description | A certain lot of ground situated in the Parish of Lafourche, State of Louisiana, on the right descending bank of Bayou Lafourche, and at about three (3) miles below the City of Thibodaux, Louisiana and being designated as LOT NUMBER ONE (1) of BLOCK ONE (1) on a plan of subdivision of Property of Estate of S. A. Constant located in Section 7, Township 15 South, Range 17 East and Section 45, Township 15 South, Range 16 East, Lafourche Parish, Louisiana, made by John F. Hoffman, C.E., dated July 20, 1963, and which said lot of ground measures 74.45’ front on the South side of the right-of-way of Louisiana State Highway #1, with a width on the rear or Southern line of 75.28', by a depth on its Eastern line of 131.73' and a depth on its Western line of 131.7' and said lot of ground is bounded in the front or towards the North by the South side of right-of-way of Louisiana State Highway #1, on the rear or towards the South by Lot 2 of Block 1 of said Subdivision, towards the East by property of Leon Z. Boudreaux, now or formerly, and towards the West by Constant Drive, all as shown on said plan of subdivision referred to above; together with all the buildings, improvements, rights, ways, and privileges and servitudes thereto belonging or in anywise appertaining. AND One certain lot or fractional portion of ground designated as LOT 1A, as shown on a diagram or sketch dated April 6, 1995, recorded under entry no. 781698 of the conveyance records of Lafourche Parish, Louisiana, which sketch shows additions to certain lots located in the Subdivision of Property of Estate of S.P. Constant, located in Section 7, T15S, R1/E, and Section 45, T15S, R16E, made by John F. Hoffman, C.E., dated July 20, 1963, a plat of which is recorded under entry no. 226317 of the conveyance records of Lafourche Parish, Louisiana. LOT 1A is formed by extending the sidelines of Lot 1 of Block 1 of the Estate of S.A. Constant Subdivision, a distance of six feet eight inches (6'8") from the rear line of said Lot 1 of Block 1, in a Southeasterly direction and with the same bearing of said side lines. Said fractional lot is bounded above or Northerly by Lot 1 of Block 1 of the Estate of S.A. Constant Subdivision, Easterly by Louisiana Highway 1, below, or Southerly by remaining property of vendors, Richard A. Morvant, Jr. and Claire Gray Morvant and Westerly by Lot 2A as shown on a forementioned sketch. Together with all buildings and improvement thereon and all rights, ways, privileges and servitudes thereunto belonging or appertaining; subject to restrictions, servitudes, rights-of-way and outstanding mineral rights of record affecting the property. |

General Sale Information
The seller requires that the winning bidder submit the deed transfer information to Bid4Assets within 2 days of the close of auction.
To bid on this auction, all bidders are required to become qualified by placing a deposit. The deposit of the winning bidder is automatically transferred to the seller at the end of the auction. If the winning bidder fails to perform on any auction, the entire BidDeposit will be forfeited to the seller. Non-winning bidder deposit refunds are mailed within ten (10) business days after the close of the auction. This deposit cannot be applied to other auctions. Settlement payments are due ten business days after the auction ends. Bid4Assets will audit and submit payments to Parish, along with the settlement report, within three business days after the settlement due date.
Payments shall be made to Lafourche Parish Sheriff. No exceptions will be made. If the payment policy is not adhered to the winning bidder will forfeit their deposit to the Lafourche Parish Sheriff's Office and may be banned from future sales.
