This property is sold in as-is condition with no warranty express or implied. Time is of the essence and settlement shall take place within 45 days of end of sale with a successful bidder.

Title to the property shall be delivered to purchaser in good and marketable title, free of all liens and encumbrances.  Ground Rent, Water, and all other public or government charges will be adjusted as of the date of settlement.  In the event that seller is not able to obtain Tax Sale Deed the contract will automatically renew immediately following expiration of original contract and extend for (15) fifteen days from the date the Tax Sale Deed is received in the Seller's office. 

Purchaser shall receive possession of the property as of date of settlement.  In the event that the property is partially or fully destroyed, at no fault of the purchaser, prior to settlement then the contract will be deemed null and void.   

Seller will hold insurance on the property until date of settlement.  In the event that seller is not able to convey good marketable title, purchaser's sole remedy is the return of their deposit.

Settlement Requirements

Buyer is responsible for all title fees and a $295 admin fee.  $1,000 deposit due within 24 hours.
