The Seller acquired these assets via tax deed. The Seller has not entered into any action to quiet or confirm title. The Seller offers these assets for sale in "AS IS" CONDITION AT THE TIME OF SALE OR CLOSING, INCLUDING ANY HIDDEN DEFECTS OF ANY NATURE, KNOWN OR UNKNOWN, with no representations, warranties or guarantees whatsoever, express or implied, regarding their nature, value, source, authenticity, fitness, merchantability, and/or any other aspect or characteristic of these assets. Buyer to pay 10% buyer's premium with $500 minimum and closing costs, which are estimated between $500-$800 (depending on purchase price). Property will be conveyed via Warranty Deed with clear title. Seller will pay any outstanding taxes at settlement. Escrow and deed preparation/recording to be handled by Ohio Real Title 216-373-9900, who will be emailing buyer within 48 hours of auction's close. Buyer has 7 calendar days from auction's close to fully fund escrow for balance due or else may be declared in default. Monthly expense of 10% property management fee and an estimated $25 water fee will become buyer's responsibility after closing. Buyer has the option to acquire title insurance at settlement at their expense.
This auction requires that the winning bidder pay a Buyer's Premium of 10.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).
This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.
