SETTLEMENT REQUIREMENTS: SPECIAL TERMS WHILE THERE IS A NATIONAL EMERGENCY RELATED TO COVID-19. Community Investment & Development is sensitive to the current situation. Therefore, we will work with you to arrange for your payment. In addition -- BUY TWO PROPERTIES FROM CID LLC AND SAVE $200 IN CLOSING COSTS; BUY THREE PROPERTIES FROM CID LLC AND SAVE $300 IN CLOSING COSTS.
This is a cash sale, you are bidding on the full purchase price. Buyer to pay a buyer's premium of 10% with $100 minimum and closing costs of $499, which includes deed preparation, recording fees, and transfer taxes. Seller will handle the entire deed recording process and will convey property via Grant deed with as-is title, subject to any liens (should any exist) and property taxes for 2019 and after. Previous owner acquired property as a tax foreclosure. Full payment is due within 4 calendar days of the auction's close. The Seller’s obligation to handle the entire deed recording process is dependent on Buyer signing and returning the completed documents to the Seller within ninety (90) days after the auction’s close. In the event the completed documents are not returned as provided above, the property may be resold, and any buyer funds may be retained by the Seller as liquidated damages.

ADDITIONAL TERMS OF SERVICE: All property is sold as is, where is, with no warranties expressed or implied. It is the duty of prospective buyers to research properties to their satisfaction prior to bidding, and a bid shall constitute a binding contract, in which the buyer is agreeing to abide by the Terms of the Auction. COMMUNITY INVESTMENT & DEVELOPMENT LLC (“Seller”) is a Third Party Beneficiary to the Bid4Assets Terms of Service (pursuant to paragraph 3.3(f), as amended from time to time), and your bidding on this auction is your further agreement: (i) that the auction is governed by and construed in accordance with the laws specified in the Bid4Assets Terms of Service (Section 5.10, as amended from time to time), that you will submit to that jurisdiction, and that jurisdiction is the only place a legal action may take place; (ii) that Seller may take any legal action to enforce the contract between the Bidder and Seller; (iii) that you, the Bidder, will be responsible for all costs and expenses, (including legal expenses and court costs) in enforcing the agreement; and (iv) that notwithstanding any limitations of liability between the Bidder and Bid4Assets, you agree to these Additional Terms of Service.

Buyer Premium Information

This auction requires that the winning bidder pay a Buyer's Premium of 10.00% of the winning bid amount. (The Buyer's Premium covers the costs associated with the auction).

This amount will be added to the winning bid and will be included in the total purchase price paid by the Buyer to the Seller.
